Building 3
Large space ready for subdivision into smaller tenancies
A large, open space available for subdivision into smaller tenancies. Located in the heart of Dairy Road
Building 3.2 offers a large customisable space that can be subdivided into multiple smaller tenancies. Featuring high ceilings, concrete floors, bathrooms and large spans making it flexible for a variety of uses. This is the first time since 2020 that space has opened up in Building 3, providing an opportunity for new makers, creatives, hospitality and indoor recreation operators to join our growing community.
The space sits at the heart of Dairy Road in Building 3, opening out to native gardens and a breezeway.
Building 3 is a repurposed 1970s warehouse, home to many local favourites including Canteen, Capital Brewing Co, Grainger Gallery and Keep Co along with naturopathy services, a guitar studio, theatre, hair salon, chocolate producer, yoga studios, distillers and a kids play centre. The redesign has created a village within a building. Intimate internal laneways extend inwards, meeting at three central public squares. The laneways and courtyards provide places for workers and visitors to linger, encouraging interaction and neighbourly sharing.
Building 3 received the Commendation for Urban Design at the National Architecture Awards 2023.
Dairy Road is a 14-hectare site in Canberra’s East Lake. It sits between the industrial suburb of Fyshwick and the human-made nature reserve, the Jerrabomberra Wetlands.
It is a place for local organisations who value an atypical setting and want to be part of a community that prioritises human and ecological health. Made up of businesses working across art and design, food production, hospitality, light industry, recreation and health along with workspaces and coworking.
Operators interested in joining the community should email Ash at [email protected] to discuss their proposal.
